Concern
There are two brown stains on the ceiling. The larger of the stains is located near the HVAC unit. The room is very humid and there is a stale odor in the room. Many students when they enter the room complain about the smell.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: September 30, 2025

The room is finished with block walls, floor tile, and a drop ceiling. 

A "stale" odor was identifed in the space when entering. The odor appeared to be emanating from the Unit Ventilator located in the ceiling. 

Various cabinets were opened. No odors were identifed in the cabinets that were opened. 

Surfaces were assessed for mold growth. No mold growth was identifed. 

The kickplates of the wooden casework were probed with a moisture meter. No elevated moisture was detected. 

Two stained ceiling tiles were observed. 

Areas above the drop ceiling were assessed:

  • No odors were identifed above the drop ceiling.
  • Mild water staining was observed on pipe insulation (above one of the stained ceiling tiles). 

The odor is believed to be associated with the coils of the Unit Ventilator. 

Corrective Actions
September 30th, 2025

A work order was created for Building Maintenance (HVAC) to clean the internal components of the Unit Ventilator (coils, drain pan, fan). 

September 30th, 2025

A work order was created for Building Maintenance to assess and correct the cause of the water damaged pipe insulation. Following this correction,  the water damaged pipe insulation should be replaced. This is not considered an environmental concern, however the wet insulation should be replaced to improve the insulation properties.
