Concern
A leak was reported in the custodial closet near the cafeteria.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment(s): July 9, 2024

The Office of the Environment was informed on July 9, 2024 that a leak occurred on July 5, 2024. The leak was reportedly caused by a mop bucket being spilled from the floor above. 

Building maintenance addressed the leak on July 5, 2024 and placed a fan to dry the plenum space within the 1st floor custodial closet. 

Building maintenance reported a musty odor and wet materials and contacted the Office of the Environment. 

The Office of the Environment visited the site on July 9, 2024. No visible or olfactory indications of mold were observed. 

Drywall ceiling tiles were found to be dry using a moisture meter. 

Based on moisture readings and lack of visibly wet materials, Building Maintenance was informed that the fan could be removed. 

No further action as it relates to microbial growth is warranted.

Corrective Actions
July 5th, 2024

7-5-24 - Building services placed a fan above the ceiling to dry the area out. 

7-11-24 - Building services removed fan after the Office of the Environment informed them that drywall ceiling tiles were dry.
