Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Date(s) of Assessment: September 28; October 3, 4, and 9, 2023
On September 27th, a water leak was reported by custodial staff. Building Maintenance (Carpentry) mobilized to the site to assess water impacted materials. Drywall and wooden kickplates were impacted.
Building maintenance placed dehumidifiers and fans within the area to dry water impacted materials.
September 28, 2023
The Office of the Environment visited the site on September 28th to assess the materials. Several areas of drywall were still moisture impacted. No elevated moisture was detected in the kickplates. The Office of the Environment moved blower fans to concentrate on moisture impacted materials.
October 3, 2023
Moisture content within the drywall was still elevated in areas immediately adjacent to the water heater. Blower fans were moved to concentrate drying on wet areas.
October 4, 2023
Moisture content within the drywall was still elevated in areas immediately adjacent to the water heater. It was reported additional spillage occurred during plumbing work on the water heater on October 3rd, after assessment. No other areas were found to contain elevated moisture. Blower fans were moved to concentrate drying on wet areas.
October 9, 2023
No elevated moisture was detected in the drywall. Maintenance department was contacted to complete repairs and remove drying equipment.
The following response actions were completed to reduce the potential for microbial growth.
