Water leak in Room B209.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: October 10, 11, 2024

On October 10, 2024, a Fan Coil Unit (FCU) within the ceiling of Room B209 began leaking due to a faulty gasket. The leak was isolated  and repairs to fan coil unit began. 

B209

  • Water from the leak impacted wooden kickplates on islands in science classroom B209. Water damaged ceiling tiles were removed. Water was extracted from the vinyl floor tile by custodial staff. 
     
  • Cove base was removed and fans were placed to dry wooden kickplates.
     
  • The Office of the Environment arrived after the initial response and collected moisture readings from the kickplates. Fans were repositioned based on the readings.

Water traveled underneath the islands and leaked into Room B113, below. Water impacted ceiling tiles were removed. Additionally, fiberglass insulation (ductwork and plumbing located above the ceiling) was impacted. 

October 11, 2024

B209

Elevated moisture was not detected in the wooden kickplates. 

The Office of the Environment informed Building Maintenance that the wooden kickplates were dry and that cove base could be reinstalled. 

Building Maintenance replaced moisture impacted duct work and plumbing insulation  with new under work order #40793. 

After insulation work was completed, new ceiling tiles were installed. 

The above drying activities were conducted to prevent a shift in fungal ecology due to the moisture intrusion event.
