Concern
Mold Growth was identifed on a drywall bulkhead and on a piece of wood mounted to the wall (directly under the bulkhead) during IEQ Walkthrough
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: June 17, 2024

The Office of the Environment inquired with Building Maintenance on any known leaks in the area. It was determined that a roof drain had been identifed in January 2024. Standard protocol would include Building Maintenance notifying the Office of the Environment if wood or drywall is impacted by a moisture event, however this did not occur. The rood drain leak was reported to have been corrected by Building Maintenance, however the drywall/wood was not dried properly resulting in approximately one square foot of mold growth.

Impacted materials include the drywall bulkhead and a piece of wood mounted on the wall which held plaques. 

Corrective Actions
February 22nd, 2024

Building Maintenance identifed a crack in the flashing associated with a roof drain. The crack was temporary patched until it could be re-flashed by a contractor on February 22, 2024. 

June 21st, 2024

A board-approved restoration contractor constructed a containment around the impacted area and performed the following:

  • The drywall bulkhead was removed. 
  • The visibly impacted wood surfaces were cleaned/disinfected. 
  • The wood was removed from the wall so the backside could be assessed. No mold growth was identifed. The backside of the wood (under the bulkhead) was cleaned and disinfected as a precaution. 

Is should be noted that there water staining/residual staining from mold growth on the wood. The residual staining does not represent an indoor environmental concern.
