Concern
An odor was reported in A107.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: June 12, 2020

A slight "basement" odor was detected upon entering the room. 

Daylight was observed at the exterior door within the room.

The units HVAC filter was dirty and deteriorating.

The Office of the Environment has assessed this room in the past and did not identify a potential odor source.

Since no significant findings were identified previously, the Office of the Environment requested Building Maintenance remove the cabinetry (under the window) for further assessment.

Upon removal, the following was observed:

  • Staining and elevated moisture content readings in one of the cabinets (backside of cabinet, closest to the front of the classroom).
  • Flaking/peeling paint indicative of moisture intrusion on the wall (underneath the window/behind the cabinets).
  • Trash/debris underneath the cabinetry.

The following items were identified by the Office of the Environment and/or Building Maintenance and may have contributed to the moisture intrusion:

  • Erosion was identified along the exterior of the classroom. This indicated a potential roof drain clog. The drains near the classroom were assessed and a clogged roof drain was identified.
  • The classroom next to the classroom in question has a window well drain which was also clogged.
Corrective Actions
June 19th, 2020

Building Maintenance installed a door sweep to address the air gap at the exterior door.

August 14th, 2020

Building Services (Carpentry) removed the impact cabinets and replaced water damaged components. Work began on June 12 and was completed August 14.  As a definitive cause was not identified, the Carpentry Shop installed a plastic backing (instead of wood) to the cabinetry to protect the remaining wood components (wood being more prone to odors and mold growth when wet). Before placing the cabinetry back, the area was cleaned, and the wall was scraped, and repainted. After the drains had been cleared and prior to placing the cabinetry back, the area was checked by Building Maintenance after a significant rain event. No moisture was detected permeating through the wall. The area will be re-assessed for odor and moisture during the next scheduled IEQ Walkthrough.
