Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)

May 22, 2024
The Office of Environment was informed that a faucet was left on the night of May 21, 2024, and Room 207 was found to have moisture impacted building materials, the morning of May 22, 2024. The Office of the Environment arrived on May 22, 2024, to delineate the impacted areas. The leak was reported to have started in Room 207 and spread to adjacent and below areas.
Room 120
Carpet was found to be elevated with moisture using a moisture sensor. The wooden cabinetry was found to be within acceptable moisture range (7.6% to 9.9%). Building maintenance isolated the area using plastic sheeting, the carpet was extracted, and fans were placed to aid the drying process.
Room 122
Elevated moisture within the carpet was not identified using the moisture sensor. The wooden cabinetry was found to be within acceptable moisture range (7.6% to 11.3%).
Room 205
Elevated moisture within the carpet was not identified using the moisture sensor. The wooden cabinetry was found to be within acceptable moisture range (8.6% to 10.1%).
Room 207
The drawers directly adjoining the sink that overflowed, were reported to have been filled with water. Building Maintenance (Carpentry) plans to discard and rebuild new.
Carpeted areas within the classroom were found to be elevated using the moisture sensor.
Elevated moisture was identifed within wooden cabinetry.
Building Maintenance (Custodial) extracted carpeted areas. Building Maintenance removed the cove base from wooden cabinetry and drilled holes. Fans and dehumidifiers were placed within the room to aid the drying process.
Porous materials impacted by moisture such as paper, carboard, etc. were recommended to be thrown away.
Room 209
Carpeted areas within the classroom were found to be elevated using the moisture sensor.
Elevated moisture was detected within wooden cabinetry.
Building Maintenance (Custodial) extracted carpeted areas. Building Maintenance (Carpentry) removed the cove base from wooden cabinetry and drilled holes. Fans and dehumidifiers were placed within the room to aid the drying process.
Porous materials impacted by moisture such as paper, carboard, etc. were recommended to be thrown away.
Room 210
A carpeted area within the classroom along the wall adjoining 207 was found to be elevated using the moisture sensor.
Building maintenance placed a fan on the area to assist with drying.
May 23, 2024
Room 120
Portions of the carpeted area were still found to be elevated. The fan was repositioned to better aid drying process. A thermal camera was used to observe block walls. No evidence of moisture trapped within block walls was observed.
Room 207
Elevated moisture was found to be within the carpeted areas and wooden cabinetry. Air movers were moved to better aid the drying process.
Room 209
Elevated moisture was found to be within the carpeted areas and wooden cabinetry. Air movers were moved to better aid the drying process.

The previously identified carpeted area was found to be dry using a moisture sensor.

Room 207
No elevated moisture was found to be within the wooden cabinetry. Building maintenance was informed that equipment could be removed, and cove base could be reinstalled. School administration was informed that the classroom could be reoccupied.

No elevated moisture was found to be within the wooden cabinetry. Building maintenance was informed that equipment could be removed, and cove base could be reinstalled. School administration was informed that the classroom could be reoccupied.
The following response actions were completed to reduce the potential for fungal amplification in relation to the moisture intrusion event. No further action appears warranted.
