IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment(s): April 25, 2024

While onsite for another purpose, the Office of the Environment observed cove base to be detached from the wall in Room 1D.

Upon closer assessment, the Office of the Environment observed the presence of mold growth (less than 1 square foot) on the drywall where the detached cove base had been previously.

A definitive cause was not identified; however, the leak could have occurred from an incidental spill or too much water being used during custodial floor care activities.  

The wall is currently dry per a moisture meter and no additional moisture sources were identified. The growth is believed to be historical.  

The Office of the Environment will coordinate with Building Maintenance to remove impacted drywall, cove base, and install new materials.

Due to the very limited amount of mold growth and because the wall is dry, the Office of the Environment does not have any concerns with the classroom being used.  

Corrective Actions
May 23rd, 2023

Building maintenance removed impacted drywall. After removal, new vinyl covered drywall and vinyl cove base was installed.
