Suspect mold growth was reported.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: July 25, 2023

Approximately one-square foot of surficial mold growth was observed on a drywall wall in the Rec and Parks space. 

It was reported a refrigerated was located against the wall in the location of the mold growth. 

The drywall was probed with a moisture meter. No elevated moisture was detected.

The mold growth likely occurred due to the proximity of the refrigerator/freezer to the the wall (too close, reducing air flow). Condensation from the unit was likely transferred to the wall. This, coupled with warmer/humid summer conditions likely resulted in mold growth.  

Corrective Actions

The surficial impact was cleaned/disinfected by the Office of the Environment.

Staff indiciated that the refrigerator may reamin in use. It is recommended to leave a few inches of space between the wall and the unit to increase air flow and reduce the potential for future condensation transfer. If the refrigerator remains in use, monitor the wall behind the unit for condensation for the first week of use and adjust as necessary.
