Concern
Staff member reported health and mold concerns within the classroom.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment: April 20, 2026

The room consists of vinyl floor tile and concrete masonry unit (CMU) walls, with one drywall wall adjoining the storage area.

Walls and ceiling tiles were assessed using an infrared camera; no thermal anomalies indicative of water intrusion were identified.

No evidence of water intrusion was observed within sink cabinets or above the ceiling tiles.

No visible mold growth was observed either below or above the ceiling tiles.

Two stained ceiling tiles were noted. Based on the observations above, the staining is likely attributable to historic leaks.

The fan coil unit (FCU), which provides temperature control to the space, was observed to be operational. The unit’s filters were generally clean and were last replaced on December 1, 2025.

Supply diffusers were observed to be operational. 

Outside air is supplied to the classroom via a dedicated outside air handling unit (OAHU) located on the roof. The outside air dampers were observed to be open, and the filters were in good condition.

Drywall walls and wood components were evaluated using a moisture meter; no elevated moisture levels were detected.

A floor drain was observed near the science safety shower, with water present in the associated trap.

Visible dust accumulation was noted on shelving, counters, the paper towel dispenser, and other surfaces.

Corrective Actions

The observed stained ceiling tiles are to be replaced with new ceiling tiles.

Custodial area manager was informed of deposits of dust present within the classroom. Custodial area manager is to work with custodial staff to develop a cleaning plan for the area.
