Concern
An individual noted increased allergies and an odor.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Room 17

A faint carpet odor was noted. The odor is not indicative of an environmental health concern.

No elevated moisture was detected in the carpet.

The supply diffusers were dirty. Suspect mold growth was observed on the tops of the supply diffusers. This is not unusual if the supply diffusers are not regularly cleaned.

Minor dust deposits were observed on horizontal surfaces.

Temperature (74.0 degrees Fahrenheit), relative humidity (51.7%), and Carbon Dioxide (567 parts per million (ppm)) measurements were acceptable.

No Volatile Organic Compounds (VOCs) were detected.

No thermal anomalies indicative of moisture intrusion were identified.

Areas above the drop ceiling were acceptable.

Room 25 and 26

No odors were sensed in these rooms during the assessment.

No elevated moisture was detected in the carpet.

The supply diffusers were dirty. Suspect mold growth was observed on the tops of the supply diffusers. This is not unusual if the supply diffusers are not regularly cleaned.

Minor dust deposits were observed on horizontal surfaces.

Temperature (74.6 degrees Fahrenheit), relative humidity (53.2%), and Carbon Dioxide (632 ppm) measurements were acceptable.

No VOCs were detected.

No thermal anomalies indicative of moisture intrusion were identified.

Areas above the drop ceiling were acceptable.

Room 73

Dust deposits and chalk trays were dirty.

No odors were sensed.

There are numerous materials in the room that likely hinder cleaning activities. Additiontally, teachers appeared to be frequently in and out of the room to pick up materials, which disturbs dust.

No thermal anomalies indicative of moisture intrusion were identified.

No elevated moisture was detected in the carpet.

Areas above the drop ceiling were in acceptable condition

Temperature (73.3 degrees Fahrenheit), relative humidity (52.5%), and Carbon Dioxide (550 ppm) measurements were acceptable.

Air Handling Units 2, 3, and 4

The air handling units serving these areas were assessed.

The outdoor air dampers were open.

The filters were in good condition.

The coils were in good condition.

The pipe insulation within the unit contained minor mold spotting typical of older chilled water pipe insulation. The mold was cleaned/disinfected, however residual staining still exists. Because the insulation is porous it will need to be replaced.

Corrective Actions
April 4th, 2019

Custodial Services detail cleaned the rooms noted above. The supply diffusers in each room were also cleaned.

Room 74 contains numerous materials and appears to be a " high traffic" area (teachers in and out collecting materials). The individual indicated she only uses this room for the phone (privacy, confidential nature of work related calls). Administration can consider finding another place where the individual can privately use a phone.

June 24th, 2019

Cradlerock Elementary school will have a significant amount of piping reinsulated this summer as part of a systemic renovation project. The older pipe insulation within the RTU's will be replaced as part of this renovation project.
