Concern
There is a odor in the home economics room that needs to be looked at near the washing machine.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: January 6 and 10, 2020

The room consists of floor tile, block walls, and a drop-ceiling. A sink, a dryer, and a washing machine are located in the area reported to be the apparent source of the reported odor.

Staff members reported a leak in the home economics rooms recently (near the washing machine). Building Services (Plumbing) assessed the area and could not find a definitive cause of the leak. 

No odors were sensed on either visit to the site.

The room has a floor drain. No odors were emanating from the drain. The drain was filled with water as a precaution to recharge the trap (blocks sewer gas odors from emanating from the drain).

Casework is located in the vicinity of the leak. The casework was probed with a moisture meter. No elevated moisture was detected in the casework.

The cove base was peeled back from the casework. No mold growth or odors were identified.

The closet (adjoining the washer and dryer) was inspected. No apparent moisture issues were identified. The items stored on the floor appeared dry (no water staining or odors).

The home economics room and closet were screened with a thermal infrared camera. No thermal anomalies indicative of moisture intrusion were identified. 

An access panel to the chase (adjoining the washing machine) was opened. No odors or apparent moisture issues were identified within the chase.

Areas above the drop-ceiling were assessed. Areas above the drop-ceiling were in good condition with no apparent odors or leaks.

The drier vent, which extends into the drop-ceiling and out of the roof was disconnected.

The washing machine contained standing water in the drum (no odor).

The Roof Top Unit (RTU-1) serving the space was assessed. No apparent odors were identified within the unit. No other concerns were identified within the unit.

Corrective Actions
January 7th, 2020

Building Services (HVAC) utilized a contractor to reconnect the drier vent.

January 9th, 2020

A work order was created for Building Services (Plumbing) to inspect the washing machine's drain line and pump.
