Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Dates of Assessment: July 10, 17, and 22; August 3 and 7, 2026
July 10, 2026
The Office of the Environment observed historic water staining on the wooden ceiling trim.
A moisture meter was used to measure moisture content in the wooden ceiling trim, drywall ceiling, and drywall walls. No elevated moisture readings were identified at the time of the assessment.
Temperature, relative humidity, and carbon dioxide readings were collected and found to be within acceptable levels.
The door sweep on the rear door was missing, providing a potential pathway for water intrusion.
A staff member reported wet paper teaching materials located against the window. No visible evidence of water intrusion was identified around the windows at the time of the assessment.
No visible or olfactory indications of mold growth were identified.
A data logger was placed in the area to monitor trends in temperature, relative humidity, and carbon dioxide.
July 17, July 22, August 3, and August 7, 2026
An infrared camera was used to evaluate building materials within the space. No thermal anomalies indicative of active water intrusion were identified.
A moisture meter was used to measure moisture content in the wooden ceiling trim, drywall ceiling, and drywall walls. No elevated moisture readings were identified at the time of the assessments.
Temperature, relative humidity, and carbon dioxide readings were collected and found to be within acceptable levels.
The data logger was removed from the portable classroom on July 22, 2026. Relative humidity within the space did not exceed 70%, except for approximately three hours on Saturday, July 11, and three hours on Saturday, July 18.
Building Maintenance (HVAC) inspected the air handling unit (AHU) on July 29, 2026. The filters were found to be within their service dates, and the outside air dampers were operational. The coils were clean.
The portable classroom is equipped with an occupancy sensor that activates the HVAC unit when the space is occupied. The sensor was found to be functioning correctly, and the space reached the desired temperature.
Exterior door sweep to be replaced.
