Concern
Elevated moisture was detected in casework during this year's IEQ Walkthrough. Moisture damage was observed underneath the casework after it was removed for further investigation.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

The casework along the exterior wall of room A105 was identified to have possible moisture damage during the school's annual IEQ inspection conducted on August 31, 2020.

Building Services assisted the Office of Environment with removing the casework for further assessment.  The moisture content (16-20%) had not changed from the initial finding. 

Upon removal of the casework, the wood base support was warped and its pressed wood layers separating.  Discoloration existed at the base of the block wall (transfer staining from the wood base). 

As a precaution, the wall, floortile, and backside of casework were cleaned and disinfected.

Gapping existed along the joint formed by the wall and floor.  A crawlspace tunnel runs along the exterior perimeter of the classroom.  The gaps allow moist air from the crawlspace to get trapped and/or condensate under and behind the casework.

Building Services will return at later dates to perform a series of corrective actions before installing casework back against the wall. 

Corrective Actions

Building Services will paint the wall, build a new base support for casework, seal wall floor joint, and seal the back and underside of casework.
