Mold growth on back of casework.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  November 11 and December 2, 2020.

On November 11, 2020, the Office of Environment conducted the school's annual IEQ inspection and detected elevated moisture using a moisture meter (wood setting) in the wood backing of the bookcase along the exterior wall of Room 140.  The moisture was detected in the second bay from the right (when facing bookcase).

On December 2, 2020, Building Services removed the second bay of the bookcase and contacted the Office of Environment to observe conditions. Spotty, topical mold growth (approximately 2' x 3' area) was observed on the backside of the bookcase's backing.  The Office of Environment cleaned and disinfected the wall and bookcase.  

Building Services re-installed bookcase on December 15, 2020.

Corrective Actions
December 3rd, 2020

Building Services removed the entire bookcase.  The wall and bookcase were cleaned and disinfected.  The bookcase was taken to Building Services for repair and sealing of the backing.  The cause will be assessed (i.e. window detail issues), but at a minimum Building Services will seal the exterior wall to prevent passive moisture transfer.  The bookcase will be re-installed once work is completed.
