Concern
The resource room has had an issue with moisture since the beginning of the school year. It was causing any fabric to be damp and books and papers to curl, even when stored flat. On approximately the second week with students (the week of 9/6/2021) I placed 2 damp-rid tubs in the room. They have been full for 3 weeks.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment:  December 14, 2021.

Room is served by ventilation roof top unit 8 (RTU 8).  RTU 8 serves rooms 19, 20, 73, 74, and 75.

The above rooms were inspected for visible mold growth (result of possible chronic elevated (>70%) relative humidity) on various surfaces.  No mold growth was observed. 

No other signs of chronic elevated relative humidity were observed, such as bowed ceiling tiles.

No signs of overcooling (can cause condensate) were observed, such as rusty supply air diffusers.

No musty, unusual, and/or outstanding odors were detected in the above rooms.

During this time of year (heating season), it would not be expected to experience elevated indoor relative humidity.  Indoor relative humidity in the above rooms during this site visit was approximately 28%.

 

Corrective Actions
December 14th, 2021

The Office of Environment will revisit this concern during the cooling season by placing a data logger in the room to collect temperature and relative humidity measurements.  Any discrepancies will be discuss with and addressed by Building Services HVAC Shop.
