Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:
- interview/questionnaire of concern individual(s)
- inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
- inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
- inspection of exterior
- inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Date(s) of Assessment: April 8 and 9, 2019
A plumbing fixture leak above the restroom occurred, impacting the lower restroom drywall ceiling and fiberglass duct insulation (on exterior of the duct).
Building Services repaired the leak.
The Office of the Environment assessed and delineated the impacted materials utilizing a thermal imagery camera and a moisture meter.
Building Services removed the impacted drywall and fiberglass duct insulation.
Air movers / fans were operated in the area of impact for two days to dry any residual moisture.
The Office of the Environment determined all wet materials were removed and/or dry on April 9, 2019.
Building Services and insulation contractor to be complete re-insulation and ceiling repairs by April 30, 2019.
The response actions noted above are intended to prevent microbiological growth. No further action is required as it relates to microbial growth.
