Concern
Black growth found along drywall on ceiling of cafeteria.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: October 5, 2018 and December 27, 2018

The Office of the Environment observed the black material. The growth did not distinctly appear to be mold growth.

A fire suppression pipe is located above the drywall ceiling.

A drop-ceiling adjoins the drywall ceiling in question. No pipe leaks or roof leaks were evident.

Elevated moisture within the drywall was detected on the initial visit.

The Office of the Environment hypothesized a food item(s) or drink may have been thrown on to the ceiling. The Office of the Environment cleaned the area and planned to revisit the area at a later date.

No additional discoloration appeared evident during our re-assessment (December 27, 2018). No thermal anomalies or elevated moisture was detected in the area in question during the re-assessment.

Corrective Actions

Should the discoloration reappear in the same location, Administration should alert the Office of the Environment to re-investigate as there may be a moisture source (may vary depending on season, weather, etc.) that has not yet been identified.
