Concern
Several items that required follow up by the Office of the Environment were identified during the school's Tier I IEQ Walk-through conducted on March 26, 2019. These items included suspect mold growth in Room 3151, a musty odor in Room 3310, and an "offensive" odor in Room 3147.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment:  March 29, 2019

Room 3151

The discoloration in question near the television was an air gap between the top of the cement block wall and the ceiling tile grid.  Dust had accumulated in and around some of the air gaps. No mold growth was identified. 

Room 3310

An odor was not detected above or below the drop ceiling during the visit.

The roof top ventilation unit serving the room was not operating.

No mold growth was observed.  A dry, brown water stained ceiling tile was observed.  The area underneath the sink was in good condition.

The exterior wall along with the wood casework against the wall did not present signs of moisture intrusion.

The area above the drop ceiling was in acceptable condition.

The sink's trap was not dried out.

The sink's sanitary vent pipe is cased within the block wall chase.

The cleanliness of the fan coil unit within the room was acceptable.

Room 3147

An odor was not detected before or after the operation of the ventilation system.

The air handling unit serving the area was in acceptable condition.

The room's thermostat was set at 76 degrees Fahrenheit.

No mold growth was observed.  The area underneath the sink was in good condition.

The exterior wall along with the wood casework against the wall did not present signs of moisture intrusion.

The room has a dual sink basin.  The right side is clogged.  The left side is draining and had water in the trap.

By qualitative means, air was being supplied from the supply air diffusers.

Corrective Actions
March 29th, 2019

Building Services will review the operation of the Variable Air Volume (VAV) box in room 3147, the thermostat setting for room 3147, and Roof Top Unit (RTU 2) serving room 3310.

 

March 29th, 2019

Building Services will investigate and correct source of stained ceiling tile in room 3310.

March 29th, 2019

Building Services will review the sink draining issue in room 3147.
