Concern
A musty odor was detected in the rooms.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date(s) of Assessment: August 20, 2019 and September 19, 2019

Room 139

A "typical" carpet odor was noted in the space. 

The HVAC system was off during the initial visit. This was due to summer operation of the HVAC system. The second visit was conducted during the school year during occupied hours and HVAC was operating normally.

No mold growth was observed.

No elevated moisture was detected in the carpet.

No elevated moisture was detected within the drywall.

The carpet was peeled up (in the corner). The concrete below appeared dry. No outstanding odors were detected underneath the carpet. No mold was observed.

Carbon Dioxide measurements were collected during occupied hours (second visit). The carbon dioxide measurements were not elevated (630 part per million (ppm)). This is an indicator that the space is receiving enough outside air to dilute nuisance odors and carbon dioxide exhaled by occupants.

Carpet odors are considered a nuisance (not a safety concern) and tend to dissipate after the HVAC begins operation (dilutes odor).

Room 140

No odors were detected.

The HVAC system was off during the initial visit. This was due to summer operation of the HVAC system. The second visit was conducted during the school year during occupied hours and HVAC was operating normally.

No mold growth was observed.

No elevated moisture was detected in the carpet.

No elevated moisture was detected within the drywall.

Carbon Dioxide measurements were collected during occupied hours (second visit). The carbon dioxide measurements were not elevated (665 ppm).
