Concern
Coil burst in the ventilation unit serving the Cradlerock Elementary gym. Water damage occurred in the art room, kiln room, and art storage in both the elementary and middle school sides of the facility. In addition, elementary room 71 was slightly impacted. Building Services controlled the leak and replaced coil.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Date of Assessment(s):  December 19, 23, and 26, 2019 and January 2, 2020

The event took place prior to the start of the school day and teacher was in the room. 

Building Services contacted the Office of Environment to assess and address the water damage.

The base of the impacted drywall was wet along with the bottom kick plate / front facing and supports of select wood casework.  A moisture meter was used to identified impacted materials.

The drywall was single layer with no insulation within the cavity allowing for prompt drying.  Vinyl cove base was removed from and holes cored into the base of impacted drywall.  Air movers were placed to allow air to enter cored holes to dry impacted material.  The base of the wood casework was removed and discarded and air movers were placed.

December 23, 2019

The Office of Environment determined with the use of moisture meters that the impacted drywall was dry, but the wood base supports under the casework were still wet.  The wood supports have a coating on exposed sides hindering the drying process.  Air movers were re-positioned to address the wood supports.

December 26, 2019

Building Services indicated the wood supports were still wet.  The Office of Environment and Building Services decided to drill 1/4 inch holes on the exposed sides of the wood supports and wedge apart the front end of the wood supports (two pieces of wood side by side) to allow air to hit exposed wood and moisture to wick out of the wood.

January 2, 2020

A moisture meter was used to determine that the wood supports were dry.

January 7, 2020

Building Services completed all repair work (applying vinyl base, installed new base of wood casework, place and anchor metal storage shelving). 

No further action is required. The response actions are intended to prevent microbiological growth.
