Concern
During the Office of Environment's IEQ TierII Inspection on June 18, 2019, wet drywall was identified in portables 78, 143, and 170.
IEQ Investigation Process

Identify deficiencies that may impact IEQ and/or sources of odor concerns. Typically includes the following depending on the nature of concern, but not limited to:

  • interview/questionnaire of concern individual(s)
  • inspection above drop ceiling (condition of roof deck, pipe insulation, return air plenum)
  • inspection of ventilation system (operation of variable air volume box and outdoor air dampers, check controls, measurements of carbon dioxide, temperature and relative humidity, sources near outdoor air intake, measure return and supply air volume, cleanliness of coils, liner and condensate pan)
  • inspection of exterior
  • inspection below drop ceiling (housekeeping, sink and floor drain traps, signs of past and present moisture concern via visual and/or moisture meter, mold growth, ensure connection of current and capping of abandoned sanitary vents, odorizers, excessive plants and fabric items, identify potential pathways, and measure volatile organic compounds, carbon monoxide, and lighting)
Findings

Portable 78

Facing the room's green board, the bottom right of the window to right of the green board was wet per use of moisture meter.  Spotty mold growth was observed on the backside upon cutting an inspection square.

Portable 143

Drywall on both sides of the door (ramp side) was severely wet per use of moisture meter.  Heavy mold growth was observed on the backside upon cutting an inspection square.

Portable 170

The portable does not appear to be in use as a classroom.  An isolated area of drywall to the bottom left of the door (ramp side) was wet per use of moisture meter.

 

Corrective Actions
July 19th, 2019

Building Services started removing impacted items (i.e. drywall, insulation, sub floor, door thresholds) and made some repairs, such as addressing deck at door (eliminate rain from pooling and entering under door), installing gutters above doors, and installed and sealed exterior lights at doorways.

The work became time consuming, thus a contractor was brought in to complete work which is in progress of being completed before the start of the school year.
